Community Heating: A Socially Responsible Approach

Community heating has become a hot topic amongst property developers, landlords and social housing managers across the UK over the past decade. With many developers initially encouraged, and now required by legislation, to adapt low and zero carbon heating options within properties, this form of heating is perceived by many as a solution to this issue.

However, it is more than just about ticking boxes: communal heating and district heating are also about utilising a form of heating that is socially responsible.

In 2013, a report found that London's heat wastage was enough to meet 70% of the city's heating needs. If that energy were somehow saved in some way, that would have a knock-on effect on everyone's fuel bills. Not only that, but it would reduce our carbon footprint, it would reduce fuel poverty and it would increase fuel security for the future.

District heat systems in particular are terrific at dealing with this problem, as any surplus heat that is created is merely funnelled into the network to be re-used by another dwelling. In fact, 63% of Denmark's households are part of district heat networks.

The UK government is making moves to encourage councils to implement this form of heating across social housing, and recently offered £7m for councils to carry out feasibility studies into district heat systems.

Currently, only just over 2% of properties nationwide are connected to such networks; but the government want this to be 20% by 2030 and 40% by 2050. This makes it an extremely attractive option for property developers looking to build social housing.
